The lifespan of commercial flooring is determined as much by maintenance as by the initial specification. A correctly maintained vinyl floor in a Hertfordshire office can last 15 to 20 years. The same floor, neglected, may need replacement in under a decade.
For vinyl and rubber flooring, daily maintenance should include dry dust mopping to remove abrasive grit, followed by damp mopping with a neutral pH cleaner. Alkaline or acidic cleaners will degrade the surface finish over time. We recommend Autoglym, Johnson Diversey, or manufacturer-approved products.
Carpet tiles require a different regime. Daily vacuuming with a machine fitted with a brush bar removes surface soiling. Interim maintenance using encapsulation cleaning every three to six months prevents soil accumulation in the fibre. Hot water extraction, performed annually or bi-annually depending on traffic, restores the carpet's appearance.
Healthcare settings demand the most rigorous protocols. NHS cleaning standards specify detergent-based cleaning for general areas and chlorine-based disinfectants for clinical zones. The flooring must be chemically compatible with these agents, which is why we always verify product specifications against the intended cleaning regime before installation.
Entrance matting is the most overlooked maintenance factor. Vacuuming or hosing down matting weekly prevents the trapped dirt from being ground further into the fibres. When matting becomes saturated, it stops trapping dirt and begins depositing it onto the interior floor. We recommend a maintenance visit at least quarterly for high-traffic commercial entrances.
